WHO LIVES IN BUILD TO RENT?

The BPF, ARL, and BusinessLDN, in partnership with PriceHubble, regularly publish ‘Who Lives in Build to Rent?’ reports, examining the diversity of Build-to-Rent tenants across the UK, including their age, income, tenancy type, profession and affordability rating.

The most recent 2025 report, the largest to date, analysed 48,600 renters, living in more than 174 developments across the UK. Key findings include:

  • BtR is becoming increasingly successful at creating genuinely mixed-income rental communities, with middle-income renter profiles and rental affordability largely mirroring that of the wider private rented sector (PRS)
  • The increasingly economically important 25-34 year old age group is rapidly becoming the most common age band for residents in BtR, mirroring the dominant demographic in the wider PRS
  • The percentage of income spent on rent has remained steady at around 30%, the accepted national affordability benchmark, and continues to account for a similar percentage of monthly outgoings as the wider PRS
  • BtR is a captivating offer for couples and sharers too, representing 60% of renters compared to 43% in the PRS
